After renting Gavin’s property in Blackhall for two and a half years, Donald discovered he had inadvertently overpaid rent due to a standing order he forgot to cancel. Months later, realizing the financial oversight, he attempted to contact Gavin multiple times via email and phone. However, Donald reports that Gavin “just stopped answering” his calls, prompting him to seek legal advice.

Following his solicitor’s recommendation, Donald reached out to the Private Residencies Tenancies Board (now known as the RTB) for assistance. In a desperate attempt to resolve the issue, he went to Gavin’s home address to deliver a legal letter, which led to a contentious midnight phone call between the two.

Donald recounted the tense exchange, stating, “He phoned me up really, really irate.” Despite the confrontation, Gavin eventually acknowledged the debt, saying, “I’m transferring it now.” Unfortunately, the promised bank transfer never took place, leaving Donald still waiting for his money.

While Donald expressed some sympathy for Gavin, citing his financial difficulties, he emphasized, “He had two houses, I had no house.” This personal touch adds an emotional layer to the story, highlighting the human impact of the dispute.
