Dublin Planning Authority Rejects Six-Storey Hotel Proposal

BREAKING NEWS: The Dublin Planning Authority has just rejected a controversial proposal for a six-storey hotel on Baggot Street Lower, Dublin 2. The decision comes from An Coimisiún Pleanála, which denied plans by Eamon Waters’s Sretaw Hotel Group for a 113-bedroom hotel, citing concerns over the impact on the area’s architectural integrity.
The planning commission determined that the project would be “overbearing” on protected structures and would significantly harm the unique architectural character of the neighborhood. This ruling upholds an earlier refusal from Dublin City Council, emphasizing that the proposed scheme would clash with the established streetscape and negatively affect the adjacent conservation area.
In the commission’s detailed report, inspector Kathy Tuck supported the refusal, noting that the development would violate the Dublin City Council Height Strategy and city development policies. The decision comes after opposition from several stakeholders, including Peter McCann, General Manager of the nearby Merrion Hotel. He expressed significant concerns regarding how the construction would impact service operations at his hotel, emphasizing that the proposed hotel’s scale was “over-scaled” for the area.
The proposed development faced pushback from Peachbeach UC, which appealed the refusal. Director John Gannon of Tom Phillips + Co argued that the design was sensitive to its surroundings and would not have unacceptable impacts. He stressed that the site is ideally located near major tourist attractions, making it a prime candidate for development.
