Nearly 500 New Cost-Rental and Social Homes Coming to Inchicore

Almost 500 cost-rental and social apartments will be developed in Inchicore, Dublin, as part of the initial phase of the An Droichead Órga project. This development, managed by the Dublin City Council (DCC), is scheduled to begin construction in February 2026 and is expected to complete by January 2028.

The first phase will deliver a total of 487 homes, which include a mix of residential units along with a creche and a library/community hub. The project is being executed by Elliot Building & Civil Engineering Ltd., although it is slightly delayed compared to the original timeline.

Details of the Development

The An Droichead Órga project is part of a larger initiative that aims to create a total of 578 cost-rental and social homes within the Strategic Development and Regeneration Area (SDRA) designated by the council. An SDRA is a location identified for significant urban renewal, with notable examples including The Liberties and The Docklands. In this particular development, there will be 441 cost-rental units and 137 social homes.

The housing mix will feature 110 studio apartments, 172 one-bedroom units, 250 two-bedroom units, and 46 three-bedroom units. DCC has emphasized that the development will adhere to the “highest environmental and energy standards,” achieving a rating consistent with ‘Nearly Zero Energy Building’ levels.

Additional community facilities are planned, including a supermarket, café, retail spaces, and accessible play areas. Residents will benefit from private communal spaces within the residential courtyards and convenient access to public transport, including the Luas Red Line and various bus routes.

Community Impact and Statements

Ray McAdam, the Lord Mayor of Dublin, praised the development, describing it as “the kind of ambitious, community-focused development that Dublin needs.” He highlighted that the project aims not only to provide new homes but also to enhance the social and cultural fabric of Inchicore.

Mick Mulhern, DCC’s head of housing, remarked that this contract signifies a major advancement in the pursuit of sustainable, affordable housing while supporting ongoing regeneration in the area. He noted the importance of delivering housing that meets community needs.

The CEO of Elliot Group expressed confidence in the project, stating that the company possesses a skilled team and is committed to utilizing modern construction methods to ensure timely completion. He also emphasized the intention to foster a positive impact on the local community through collaboration with DCC and the Inchicore Regeneration Consultative Forum.

This development is funded by the Local Democracy Reporting Scheme, underscoring the commitment to transparency and accountability in local governance. As the project progresses, it is anticipated that it will play a crucial role in addressing housing shortages and enhancing community infrastructure in Inchicore.
