A recently renovated townhouse in Blarney, Co Cork, has captured the attention of potential buyers, now listed at €380,000. No 7 Assumption Terrace, which boasts a total area of 145 square metres (1,560 square feet), has undergone significant transformation, effectively doubling its original living space.

The current owner, who purchased the property eight years ago for €318,000, initially overlooked the house due to its unassuming exterior. “I remember when I saw it advertised that I sort of skimmed over it, because it wasn’t much to look at from the outside,” he recalled. However, upon viewing the interior, he was pleasantly surprised by the extensive renovations and upgrades that had taken place.

Originally built as a “two-up, two-down” house in the 1960s, this property received a substantial rear extension in 2001. This expansion added a new kitchen, a dining room, a utility area, and a guest restroom on the ground floor. The upper level underwent a similar transformation, with the addition of a third bedroom, complete with an en suite bathroom and a walk-in wardrobe.

The owner noted that when they moved in, most of the significant renovations were already completed. They installed a solid-fuel stove in the living room and zoned heating for added comfort. Features inherited from previous owners include a charming country-style kitchen and a dining room enhanced by a vaulted ceiling and eight windows that flood the space with natural light.

The property also includes a landscaped rear garden, which has been well-maintained by the owner’s wife. A sliding door from the dining room opens onto a patio, creating an inviting outdoor space. The garden, enclosed by a stone-clad wall, provides a sunny retreat, while a Barna shed offers additional storage. Access to two parking spaces is available via a private laneway at the rear.

The townhouse accommodates modern living, with the owner utilizing one of the original front rooms as a home office and playroom for their two children. Nevertheless, the family is relocating due to the wife’s lengthy commute as a teacher.

Tirza Hourihane of Sherry FitzGerald is managing the sale of No 7 Assumption Terrace. She describes the property as “beautifully presented” and conveniently located within walking distance of Blarney village. The village is renowned for its iconic Blarney Castle and Blarney Woollen Mills, alongside a variety of pubs, restaurants, and shops. Public transport options are readily accessible, with a bus stop located within 500 metres. A new secondary school and a primary school are also within close proximity.

The asking price of €380,000 reflects the significant improvements made to the property, which is in an energy-efficient category with a rating of C3. According to Hourihane, interest is particularly high among first-time buyers and those looking to downsize.

In summary, No 7 Assumption Terrace stands as a prime example of the potential within older council housing, paired with an attractive garden and a strategic location near Blarney village.
