											A striking new property called O House has hit the market in Dublin 6, with an asking price of €3.25 million. Located at 10 Palmerston Villas, this innovative residence features a distinctive circular porthole design that integrates a garden into its living spaces, creating a unique indoor-outdoor experience.
The house is the creation of boutique developer Jamie Moran, known for his high-end residential projects in the capital. Completed recently, O House is situated between two garages in the upscale Palmerston area. Its modern lines and bold architectural features reflect a trend toward bespoke homes that gained popularity during the latter years of the Celtic Tiger.
Upon entering through the remote-controlled front door, buyers are greeted with an impressive view that immerses them in the surrounding garden. Architect Pierre Long, from Lawrence and Long Architects, explains that the concept of placing a garden at the core of the house was intentional. He states, “As a practice, we’re very interested in gardens and the relationships to buildings.”
Design Elements that Inspire
The unique design of O House revolves around a perfectly circular courtyard, turning its back on the street to create a private sanctuary. Long describes the facade as resembling a curtain that, once pulled back, reveals a serene environment. Made from a combination of Corten steel, sandblasted concrete, and Danish handmade brick, the exterior is both striking and functional.
The brickwork on the facade features a long, cut design that adds texture and depth, enhancing the visual appeal. The use of timber throughout the structure is notable, with no steel incorporated into the building. Long emphasizes that this choice contributes to the sculptural quality of the home, stating, “It’s all timber structure, timber roofs and beams.”
Inside, O House boasts over 3,350 square feet of living space, with a layout that allows for maximum natural light. The double-height entrance hall, adorned with a bespoke curved staircase, draws immediate attention. Long notes the staircase’s elegant design, stating it appears to be “suspended” due to its support structure.
Functional Living with Luxury Touches
The home’s ground floor includes an open-air lobby, kitchen, dining area, and sunken living room, all designed to flow around the central garden. Long highlights the practicality of the garden, stating, “You enjoy the garden, but you don’t have to go outside.” The integration of outdoor space into the home allows for an expansive feeling throughout.
The kitchen features high-end finishes, including a hidden pantry and discreet wine cooler, designed to maintain a clean aesthetic. The living spaces are characterized by varying ceiling heights, which create a dynamic atmosphere. Long describes the ambiance as “very pleasant and calming,” attributed to both the material choices and the circular geometry of the building.
Accommodation on the first floor includes a large landing overlooking the courtyard, providing access to three ensuite double bedrooms. The master suite boasts a walk-in wardrobe and balcony, while the other two bedrooms also include outdoor spaces. A laundry room is situated on this level, with options for a fourth bedroom or lift installation if required.
The construction of O House relied heavily on Building Information Modelling (BIM) technology, allowing for precise planning and coordination among contractors. Long emphasizes the benefits of this approach, stating, “You have 3D models, so everybody’s able to check everything beforehand.”
Located in a quiet cul-de-sac, Palmerston Villas is ideally positioned near the amenities of Rathmines, Rathgar, and Ranelagh. The tranquil environment, enhanced by the sounds of nature and the nearby Brookfield tennis club, adds to the appeal of O House. With its innovative design and luxurious features, this property is poised to attract discerning buyers looking for a unique living experience in Dublin.
