46 Kilkenny Families Secure New Homes Through Urgent Scheme

UPDATE: A total of 46 families in Kilkenny are now in new homes thanks to the local authority’s Affordable Purchase Scheme. This initiative has made it possible for families to secure housing they could not otherwise afford, marking a significant step in addressing local housing needs.

The successful schemes rolled out last year in Kilkenny City and Ferrybank will be followed by two new offerings this year in Kilmacow and Thomastown. Future developments are also planned for 2026, including a project in Kilcreene that aims to provide 80 homes, with 39 affordable options.

During a recent presentation to local councillors in the Callan Thomastown municipal district, Bríd Hynes from the council’s housing section detailed how prospective homeowners can apply for the scheme. The Affordable Housing Act initiated this program in 2021, leading to developments that began in 2022.

Last year, the first schemes were launched: 14 homes in Abbey Meadows, Ferrybank, and 32 homes at Nyne Park and Cluain Glasan in Kilkenny City. This year, homes will be available in Church View (Kilmacow) and Abbey Hill (Thomastown), with application openings slated for September 10 and October 15, respectively.

The Affordable Purchase Scheme offers homes at prices significantly lower than the market rate. For instance, homes in Church View have an open market value of €325,000, while the minimum price under the scheme is €248,475. The program operates on a shared equity model, allowing homeowners to buy back equity from the council over a 40-year agreement, with the option to do so in increments.

Eligible buyers must have a purchasing power below 95% of the market value, and if demand exceeds availability, a priority allocation system will be implemented.
