Developers Propose 544 New Homes in Ballincollig for Families

Plans have been submitted to Cork City Council for a significant residential development in Ballincollig, aiming to introduce nearly 550 new homes. Developers Murnane and O’Shea Limited are seeking a ten-year planning permission for this initiative, which is set to transform the Greenfield area.
The proposed development includes the construction of 544 homes, which will consist of 232 houses and 312 apartments. The project also features a two-storey crèche facility and a commercial/retail unit. This mixed-use residential scheme will replace an existing home and farmyard currently located on the site.
The housing mix is designed to meet the demands of the local market, particularly for younger families and first-time buyers. Among the houses, there will be 100 four-bedroom detached or semi-detached homes, 124 three-bedroom semi-detached or townhouse units, and eight two-bedroom townhouse units.
The apartment component includes 80 one-bedroom units, spread across 28 buildings ranging from three to four storeys. This variety aims to address the current shortage of new three- and four-bedroom family homes in the Ballincollig area. Murnane and O’Shea Limited stated that the development represents a sustainable expansion of Ballincollig, promising a high-quality residential environment for future occupants.
Infrastructure and Accessibility Enhancements
Access to the proposed site will be facilitated through two entrances from Greenfields Road. In addition, the plans include separate pedestrian and cycle connections to enhance accessibility. Key ancillary works entail the provision of bicycle parking and bin storage facilities for the apartments and the crèche, as well as landscaping enhancements.
The developers are also proposing improvements to public footpaths and active travel infrastructure. Two new pedestrian crossings on Greenfields Road are part of the plan, along with a noise attenuation screen along the southern boundary of the site. These measures aim to improve safety and convenience for residents and visitors alike.
Furthermore, the development will involve the demolition of an existing dwelling house on Greenfields Road and the construction of a new recessed site entrance and boundary wall.
Cork City Council is expected to make a decision on this substantial project by September 22, 2025. As the housing market continues to evolve, developments like this one are crucial in addressing the pressing need for affordable and suitable housing options in growing communities.
