Urgent: Kilkenny Hotel Plans Rejected by An Coimisiún Pleanála
BREAKING: In a significant setback for Kilkenny City, the national planning body An Coimisiún Pleanála has just announced its decision to reject plans for a new landmark hotel. This ruling overturns a previous approval granted by Kilkenny County Council and denies permission for the proposed 7-storey hotel south of MacDonagh Junction Railway Station, which was previously a 45-space car park.
The ambitious project, designed by Spark Way Limited, aimed to feature an array of amenities including ensuite bedrooms, a ground floor restaurant and bar, a gym, and a stunning sixth-floor outdoor swimming pool. The plan also included the construction of a public plaza and bicycle parking spaces, along with eco-friendly green roofs.
However, the commission’s decision stems from environmental concerns. An official report highlighted that the proposed development could potentially harm the integrity of the River Nore and River Barrow Special Areas of Conservation. The absence of a required Natura Impact Statement left officials unable to ensure that the project would not adversely affect these protected areas.
The commission further noted the site’s sensitive location adjacent to the John Street Architectural Conservation Area and other protected structures, stating, “the applicant has not provided sufficient detailed information to justify that the architectural design, scale, height, massing, and use of materials would not seriously detract from the ACA.”
This decision has significant implications for Kilkenny, as the proposed hotel was expected to boost local tourism and create jobs in the area. Residents and stakeholders are now left questioning the future of development in Kilkenny City as officials grapple with balancing growth and environmental preservation.
The ruling, which was finalized earlier today, follows a lengthy planning process that began in February 2023, when Kilkenny County Council initially granted conditional approval. The council had requested additional information from the applicant, but the appeal to An Coimisiún Pleanála has now concluded with a firm rejection.
Moving forward, local authorities and community members will need to reassess development strategies in light of this decision. The next steps will be crucial for both the local economy and environmental stewardship in Kilkenny.
Stay tuned for more updates on this developing story, as community leaders and stakeholders respond to this urgent news impacting Kilkenny City.
