Architect Duo Unveils Modern Farmhouse in Limerick for €960,000
A modern farmhouse designed by architects Erin and Alan Ryan has come to market in rural Limerick, Ireland, with an asking price of €960,000. The property, named Aobh House, features a contemporary interpretation of traditional barn architecture, set against the scenic backdrop of Ballycahane in County Limerick.
The couple purchased the land in 2009 but faced delays in construction due to economic downturns. Building finally commenced in 2018, and the family moved into their 3,700 square foot home by the summer of 2019. Erin describes the design process as seamless, given their expertise in architecture and interior design. “We knew what we wanted and how to get it,” she stated, referencing her company, Stillwater Interior Design.
Innovative Design Focused on Environment
Aobh House is characterized by its distinctive round-topped barn structure, a feature that gives it a rustic yet modern feel. “People often think it’s a restoration of an old building because of the thick walls and barn-like style, but it’s a modern take on an old design,” Erin explained. The house includes three distinct sections: a semi-submerged garage, a main living area, and a barn-like kitchen and living space with a striking five-meter ceiling.
The couple drew inspiration from their surroundings, incorporating elements of local equestrian culture, German minimalism, and the aesthetics of West Cork. “We wanted the house to feel as if it belonged here, like it grew out of the land,” Alan remarked, highlighting the property’s integration into its environment.
Natural light plays a pivotal role in the design, with each room featuring dual aspect windows. Erin and Alan opted for Danish Aluclad Carlson windows to enhance brightness throughout the home. The impressive barrel-shaped roof of the expansive open-plan living and dining area further adds to the house’s unique character.
Thoughtful Features Enhance Sustainability
The kitchen showcases a blend of oak cabinetry and dark quartz, accentuated by a copper sink. Erin emphasized the importance of functionality and aesthetics, stating, “Everything in the kitchen is built in and hidden. I don’t like clutter.” The dining area accommodates up to twelve guests, featuring custom benches that allow for ample views of the surrounding landscape.
Underfloor heating, powered by an air-to-water system, ensures a comfortable environment throughout the year. Alan noted that a heat recovery ventilation system keeps the air fresh while adding to the home’s sustainability credentials. “Despite its scale, the A3-rated property feels cosy and warm,” he said.
The couple also prioritized local craftsmanship, working with builders like JB O’Sullivan of Abbeyfeale, who shaped the land around the house to create a natural setting. “It’s about placing the house into the landscape, not forcing it on top,” Alan explained.
The property features three bedrooms, including a main bedroom with a full-height sliding wardrobe for ample storage. The interior design maintains a clean and minimalist aesthetic, with matte white finishes and carefully selected local artwork adorning the walls.
As Erin and Alan prepare to sell Aobh House, they reflect on their time there. “We love this place, but we want something smaller and closer to family and amenities for our girls, who are nine and fourteen,” she shared. The couple’s commitment to thoughtful design and sustainable living is evident in every aspect of this remarkable home.
