Kilkenny Property Prices Drop €5,000 Amid Market Stagnation
Property prices in Kilkenny have decreased by €5,000 over the past year, according to the latest MyHome Property Price Report for Q4 2025, published in collaboration with the Bank of Ireland. The report indicates that the median asking price for a property in the county now stands at €250,000, which also reflects a decline of €5,000 in just the last quarter.
The report highlights mixed trends for specific property types. Asking prices for three-bedroom semi-detached homes in Kilkenny increased by €2,000 over the past year, reaching €237,000. However, this category also saw a modest increase of €2,000 in the last quarter. In contrast, the median asking price for four-bedroom semi-detached houses rose by €2,500 year-on-year to €317,500, but this price has fallen by €2,500 since the previous quarter.
Market Dynamics and Supply Constraints
At the end of Q4 2025, there were 212 properties listed for sale in Kilkenny, marking a significant decrease of 12% from the previous quarter. The average time for a property to go sale agreed in the county is now just over three months, indicating a tight housing market.
According to Conall MacCoille, Chief Economist at Bank of Ireland and the report’s author, “This quarter’s MyHome report adds to the evidence that the pace of Irish house price inflation is starting to soften.” He noted that asking prices remained relatively stable in Q4 2025, showing an increase of just 0.1% during the typically quieter winter months. Annual inflation rates have also decelerated to 5.4%.
MacCoille further explained, “The market is still very tight. In December, there were just 12,200 properties listed for sale on MyHome. The median time-to-sale-agreed remains low at 5–6 weeks.” He observed a decline in the premium buyers are willing to pay over asking prices, which dropped from a peak of 8.6% in July to 7.4% in October and November.
Future Outlook for Kilkenny’s Housing Market
The overall impression from the latest MyHome data suggests that the market is taking a breather after experiencing substantial price gains in 2024 and 2025. MacCoille indicated that mortgage data points towards more moderate growth heading into 2026.
Joanne Geary, Managing Director of MyHome, expressed optimism regarding the ongoing momentum in residential construction. She stated, “It is encouraging to see continued momentum in residential construction, which is essential in improving choice for buyers over the medium term.” Geary emphasized the importance of increasing supply in urban areas to alleviate persistent market pressures.
Despite signs of potential stabilization, Geary noted that conditions remain tight, with buyers competing for a limited number of properties. “Ensuring that supply grows steadily will be key to supporting a more balanced market in the coming years,” she added.
As Kilkenny navigates these fluctuations in property pricing and supply, the focus will remain on how these dynamics influence buyer behavior and market stability in the months ahead.
