Major Housing Developments Planned for Limerick with 735 New Homes
Planning applications for two significant housing projects in Limerick are expected to be submitted shortly, potentially adding a total of **735 new homes** to the local housing supply. This initiative marks one of the largest stand-alone housing planning applications in recent history for the city.
Columbia Estates Management (IE) Ltd is aiming to secure permission for **523 homes** on Monaleen Road in Castletroy. The proposed development will be situated adjacent to the Castletroy Water Tower and aims to be completed over the next ten years. The project includes a variety of housing types, with **214 homes** planned as two- and three-storey buildings. Among these, **204 will feature three bedrooms**, while the remaining **10 will be two-bedroom homes**. Additionally, the development includes plans for **309 apartments**, distributed across ten buildings, with **159 one-bedroom**, **141 two-bedroom**, and **nine three-bedroom** units. Notably, eight of these buildings will reach five storeys, while the remaining two will stand between four and five storeys.
One of the apartment blocks will also provide essential amenities such as a creche and an outdoor play space, alongside upgrades to the entrance from Monaleen Road.
In a separate initiative, Whitebox Ltd has announced plans for a **212-home** development at Towlerton, located just off Ballysimon Road. This project includes **102 houses** that will be two to three storeys high, comprising **60 three-bedroom two-storey homes**, **34 four-bedroom homes**, and **eight two-bedroom homes** with living areas integrated into the roof space. In addition, **six three-storey apartment blocks** will be constructed as part of this neighbourhood. A creche facility catering for **40 children** will also be included in the plan.
The Towlerton area has experienced significant growth recently, welcoming a new secondary school, a private hospital, and a branch of the discount supermarket Lidl. Martin White, managing director of Whitebox, expressed his pride in contributing to the city’s development, stating, “As someone who was born and raised in Limerick, I am incredibly proud of the role Whitebox is playing in shaping the city’s future. The scale of the accommodation challenge is well understood, and we are determined to be part of the solution.”
Following the submission of these planning applications, both developers will have a **fortnight** to provide additional documentation to the Limerick City and County Council. After the application period, the council will set a timeline for when a decision is expected to be made regarding the proposed developments.
If approved, these projects will significantly enhance Limerick’s housing landscape, addressing the growing demand for residential options in the area.
