Taoiseach Micheál Martin has emphasized the need for accelerated housing development in Ireland to meet the ambitious target of delivering over 50,000 new accommodation units annually. Speaking in Cork, Mr. Martin acknowledged that the government managed to provide more than 30,000 units in the previous year, but improvements are necessary to address ongoing population growth.

To achieve the target, Mr. Martin stated, “We need to get to 50,000 plus over a sustained period of time. That’s the key objective for us dealing with the growth in population, and also to enable housing to be affordable for people to rent or to buy.” He highlighted the urgency of expediting housing projects, noting that reforms to planning laws and judicial reviews are essential for making developments more viable and efficient.

New Developments in Cork

During his visit, Mr. Martin turned the sod at two significant housing developments: the Railyard Apartments at Albert Quay and the Creamfields project on Tramore Road. Together, these projects are expected to deliver over 800 housing units within the next three years.

The Railyard Apartments project, a collaboration between Cork City Council and JCD Group, will feature a 24-storey tower that transitions to 12 and 9 storeys, providing a mix of one-, two-, and three-bedroom apartments. The project aims to deliver 217 units on the former Carey’s Tool Hire site.

Simultaneously, the Creamfields development will see Cork City Council partnering with the approved housing body Respond to create over 600 social and cost rental housing units. Mr. Martin expressed the significance of this development, stating, “This is a major development at Creamfields with 600-plus houses. When you add that to the over 200 units at the Railyard project, you are looking at very, very significant housing.”

Details on Housing Allocation

The Creamfields project comprises 558 apartments and 48 duplexes, with 225 social homes designated for tenants from the council’s housing waiting list. Additionally, 381 cost-rental homes will be allocated through a lottery system, with rental rates set 25 percent below local market prices.

Construction of Creamfields will unfold over four phases, with the first phase anticipated to be completed by the first half of 2028. The development will also feature a striking 15-storey landmark tower, which aims to enhance the area’s architectural landscape while providing essential housing options.

Mr. Martin commended Cork City Council for its proactive approach to advancing housing developments, underscoring the urgent need for continued progress in addressing the housing crisis. As population dynamics evolve, meeting the housing targets will be critical for ensuring affordability and accessibility for residents across Ireland.
