Two Major Developments Aim to Bring Over 700 New Homes to Castletroy
Planning permission is set to be sought for the construction of more than 700 new homes in the Castletroy area, following announcements from two developers. The first proposal comes from Columbia Estates Management (IE) Limited, which intends to apply to the Limerick City and County Council for a residential development on Monaleen Road. This ambitious project aims to create a total of 523 residential units, including a mix of houses and apartments.
The proposed development by Columbia Estates includes 214 two- and three-storey residential dwellings, consisting of 10 two-bedroom units and 204 three-bedroom units. Additionally, plans call for the construction of 309 apartments within 10 apartment buildings, comprising 159 one-bedroom units, 141 two-bedroom units, and nine three-bedroom units. To support community needs, a crèche will be included on the ground floor, along with an outdoor play area, bin and bicycle storage facilities.
Parking arrangements are also part of the proposal, featuring a combination of surface-level car parking for dwellings and on-street parking for both the crèche and the apartments. The project will also incorporate a basement for apartment blocks six to nine, which will house parking, a plant area, storage rooms, and bicycle storage.
In a separate initiative, Clonshire Construction Limited is looking to secure a seven-year planning permission for the construction of 212 residential units at Towlertown, Ballysimon. This development will consist of 102 two- and three-storey houses, with eight two-bed, 60 three-bedroom two-storey houses, and 34 four-bedroom houses included in the plans.
Moreover, the Clonshire proposal outlines the construction of six three-storey apartment blocks containing 100 units. These will include 49 one-bedroom units, 51 two-bedroom units, and five three-storey duplex units. Like the first development, a crèche is planned for the area, along with necessary site works such as foul and surface drainage, water main connections, and the installation of two foul pump stations.
Landscaping and boundary treatments will feature retaining walls at the northeast corner of the site, along with parking and public lighting. Access to the site will be facilitated by two separate junctions from the recently constructed Towlerton Distributor Road, enhancing connectivity for future residents.
These developments represent a significant investment in the Castletroy area, addressing local housing demands while planning for community infrastructure. If approved, they could substantially alter the residential landscape of this growing region.
