Urgent Plans Filed to Transform O’Connell Street Bank into Bar, Restaurant
URGENT UPDATE: Plans have been officially lodged with Dublin City Council to transform the vacant AIB bank building at the top of O’Connell Street into a bustling bar, restaurant, and 20 studio apartments. The application, submitted by Sports Bars Management Ltd, aims to repurpose the high-profile structure located at 37 & 38 O’Connell Street Upper and 74 Parnell Street, Dublin 1.
These proposals come at a critical time as Dublin faces an ongoing housing crisis. The design statement from Tyndall Architecture+Design emphasizes the need for “high-quality housing accommodation for smaller households,” addressing the chronic shortage of affordable living spaces in the city center. The project is particularly significant given the city’s pressing demand for long-term residential units suitable for individuals and couples.
As detailed in the plans, the development will not only revitalize the upper floors but also activate the ground floor streetscape, contributing to an emerging food and beverage hub in the area. Conservation Architect Paul Tyndall asserts that the proposal is fully compliant with Dublin City Council policies, stating, “This can only be seen as a positive development for the North inner city of Dublin.”
The site, strategically located opposite the historic Rotunda Hospital and Gate Theatre, aims to preserve the existing building structure and facade, thereby maintaining the historic streetscape. This commitment to conservation is a crucial aspect of the proposal, as it seeks to enhance the area’s character while addressing modern needs.
The urgency of this development is underscored by recent approvals for similar projects, including a 44-bedroom aparthotel at 14-17 O’Connell Street Lower granted by the City Council. Richard Guiney, CEO of ‘We are Dublin Town,’ has publicly supported the initiative, noting that it will significantly contribute to the renewal and reputation of O’Connell Street.
