Kilkenny Property Prices Plunge by €5,000 in Last Year
URGENT UPDATE: Property prices in Kilkenny have dramatically fallen by €5,000 in the past year, according to the latest MyHome Property Price Report. The report, released for Q4 2025 in collaboration with Bank of Ireland, indicates that the median asking price for properties in the county now stands at €250,000.
This decline reflects a decrease of €5,000 just over the last quarter alone. Notably, prices for three-bedroom semi-detached houses in Kilkenny have seen an increase of €2,000 year on year, now averaging €237,000, while the asking price for four-bedroom semi-detached homes has risen by €2,500 to €317,500.
As of the end of Q4 2025, there were only 212 properties on the market in Kilkenny, representing a significant 12% decrease from the previous quarter. The average time for a property to secure a sale has now reached just over three months, reflecting the tightening market conditions.
The report’s author, Conall MacCoille, Chief Economist at Bank of Ireland, stated, “This quarter’s MyHome report adds to the evidence that the pace of Irish house price inflation is starting to soften.” He noted that asking prices remained relatively stable, with a modest increase of just 0.1% in the typically quieter winter months. The annual inflation rate has now decelerated to 5.4%.
Despite these shifts, the market remains competitive. In December, only 12,200 properties were listed for sale on MyHome, with a low median time-to-sale-agreed of just 5–6 weeks. MacCoille emphasized, “The froth in the market is subsiding a little,” as the median premium over asking prices has dropped from a peak of 8.6% in July to 7.4% in October and November.
Joanne Geary, Managing Director of MyHome, expressed cautious optimism, stating, “It is encouraging to see continued momentum in residential construction, which is essential in improving choice for buyers over the medium term.” She acknowledged that while early signs of stabilization are appearing, the market conditions remain tight, with buyers competing for a limited pool of properties.
As Kilkenny’s real estate landscape shifts, the focus now turns to how these developments will affect both buyers and sellers in the coming months. With property supply still constrained, the need for a balanced market continues to grow.
