Decision on 42 New Homes in Letterkenny Delayed for Further Review
A decision regarding the construction of 42 new homes in the Lisnenan area of Letterkenny has been postponed. The delay is due to the requirement for additional information from the applicant, Letterkenny Rosemount Homes Limited. The proposed residential development includes a variety of housing types, including two-storey units with two, three, and four-bedroom options.
Donegal County Council issued a formal request for further information on March 15, 2024. Among the requested details are revisions to the site layout, improved separation distances to adjacent properties, and plans for pedestrian and cyclist pathways. The council is also focusing on the internal road design and ensuring that emergency and refuse vehicles can safely navigate within the development.
The planning authority has specified that the applicant must enhance the existing access junction serving the proposed development to prioritize vulnerable road users, aligning with the National Cycle Manual guidelines. Additionally, the council requires details on sustainable drainage solutions and the long-term maintenance of drainage infrastructure.
Residents of the nearby Lios Na Gréine housing estate have raised concerns about the scale of the proposed development. They submitted feedback, expressing that they purchased their homes with the understanding that the area would remain consistent with the existing character. Many residents feel that the addition of 42 units would not only alter the neighborhood’s character but also exacerbate existing issues, such as a lack of essential services and increased traffic congestion.
One resident noted ongoing problems with the local water supply, which has not been adequately addressed. In light of these concerns, residents argue that the development should be limited to a smaller scale, closer to the original plan of 30 units.
The council’s request for further information has granted Letterkenny Rosemount Homes Limited a period of six months to comply. In a related development, an Agreement in Principle has been reached with Donegal County Council under Section 96 of the Planning and Development Act. This agreement stipulates that four housing units will be allocated for social housing purposes should the project proceed.
As deliberations continue, the future of this housing project remains uncertain, reflecting the delicate balance between development needs and community concerns in Letterkenny.
